Red and white are the traditional themes for Christmas and I have a post coming next week talking about that. Today, however, it's all about our neutral Christmas living room. 2020 has been a crazy year and it's even crazier to think I've had my tree up since September! We had a photoshoot here for the launch of our Katrina & Co. Holiday Collection and I was not going to do all that work twice. So I've had the tree up for almost 4 months and I'm not even mad about it!

While this holiday season might look different than years past, my family & I still have traditions that we look forward to each year. My favorite is decorating the tree while playing Christmas music. In a close second is watching ALL the Christmas movies especially ELF, and The Grinch. Thankfully we don't have any Grinch's living here so no one minds how crazy I go for this season.

Decorating the Christmas tree

When decorating the tree, I always start with the large ornaments first. Tucking them into the tree. Next, it's all about layering in the smaller ornaments and finishing with picks and ribbon. Although this year I left the ribbon off.

I stayed neutral with most of my ornaments, focusing more on texture & different shapes. The depth was added by mixing metals with velvet striped balls and flocked snowflakes. I finished the tree with a beautiful collection of hand painted custom ornaments from my friend and local artist Little Miss Felt,

The stockings were hung

Satin ribbon, sugared birch picks weaved into cedar garland, and large lanterns bring a cozy vibe to the mantle.. Our TV isn't going anywhere as much as I would like it to.

But seriously, If you have a mantle you must hang the stockings. For the last few years, I have hung neutral stockings and this year was no different. Our custom heirloom stockings are everything! If you are local you need to make a trip here before Christmas to purchase your favorite decor from the collection.

With how much time we spent at home this year, being comfortable was essential for my living room this holiday season. Fur blankets and pillows are all needed to make our home extra cozy for the holidays.

Decorating this bamboo dresser from Renovative Home each season is one of my favorite things to do! We used the James T Davis oil-based black paint to revamp this piece and I love how it turned out. The best part, It went on smoothly without having to do a lot of prep work. The high gloss finish gives this piece a luxe look without the price!

For my Christmas decor for the Holiday Housewalk, I wanted to keep it simple yet have that wow factor. I used a thick cedar garland to hang on the mirror and come down the stairs. It’s dramatic but won’t take me long to remove after Christmas. Since I have layers of texture and pattern with the stair runner and grasscloth it automatically elevates the decor without having the clutter.

A Simple Color Palette

Our Home Office is to the right as you walk in. We just finished this room and revealed it HERE.  It’s my new favorite room and I enjoy sitting by the fire reading. Sounds cliche but it’s the truth. The room doesn’t feel like an office and that was my intention. Most of the decor came from my brick-and-mortar home decor boutique, Katrina & Co.  I just opened in March of this year...a week before COVID shut the world down. However, it’s thriving and I am thrilled with what 2021 will bring. In fact, we have a few announcements coming soon.

Our powder bath is simply decorated. A lil’ tree and festive hand towel. Again, the wallpaper and large scale custom art are enough. I only need to add a few elements to spice it up. Check out our powder bath reno here.

The back of our home is completely open and I used more neutral elements. High contrast black and white, mixed metals, and a touch of greenery. I hear people say you can’t mix black and blue but I want to prove whoever they are, wrong. The right color blue acts as a neutral and we need a touch of black in each room. Southern Charm in the Kitchen

Nothing says Southern charm more than fresh fruit at Christmas. Oranges, cloves, and cinnamon in a gold bowl on the island. Whether it’s our Christmas Home tour or a summer day I always have cutting boards and something green on my counters.

My flocked tree from King of Christmas is loaded with Katrina & Co. ornaments. It’s soft and not overdone. Mixing in mercury glass balls, shiny silver baubles, and sprigs of gold glitter.

More cedar garland on the mantle and two lantern-style hurricanes flank our massive and NOT aesthetically pleasing T.V. but Scott says it has to stay so there it is! The stockings and pillows are also part of my Katrina & Co. holiday collection. They are the perfect finishing touch for the living room.

Warm and inviting. Bright and airy. That sums up what I want my home to feel like all year long but at Christmas time it’s all about the twinkle! Starting at dusk I cut on all the lamps, light the candles, plug in the trees and garland to create a calming atmosphere.

This year we tackled our home office for the third time and thankfully we finished up right before the holidays. I was dying to decorate and enjoy cozy mornings by the fire! I chose blue and white for the home office to add that southern charm.

2020 has certainly taught me the importance of having a dedicated home office. In the midst of quarantine, both Scott & I were working from home. We were juggling the kids being out of school, me preparing my brick and mortar boutique for our holiday collection launch, and tackling more home improvement projects. The home office became a necessity for both of us.

Adding Character

I have always wanted a gas fireplace. For two reasons; We live in an old home that's drafty and to decorate each season. After renovating our powder room, I knew a blue and white home office would be perfect! As I was designing the space I was inspired to release a blue & white holiday collection for my decor boutique Katrina & Co. You’ll see a lot of my exclusive pieces throughout the room. Our boutique is not offered online yet but 2021 is coming!

As I mentioned in the beginning, we have changed this room three times! Here it was originally. This last transition is not changing...at least for a few years. It's my favorite room in the house. Below you can see how we...I mean Scott built the fireplace wall. Renovation is ugly ya'll and takes grit but the final outcome is always worth it.

Texture, Patterns, and the Focal Point!

The fireplace is obviously the focal point. We purchased our setup and logs from Francis Oil. They were amazing to work with! If you are local, I highly recommend using their company. Tell them Katrina recommended you! 

I wanted our home office to catch AND hold your attention so selected this blue and white plaid wallpaper from James T. Davis to wrap the entire wall. Plaid is a timeless pattern and feels like a Ralph Lauren cashmere sweater.

On each side of the fireplace we have builtins. I painted them the same color blue as the fireplace for a chic look. The navy I chose is a custom color mixed at James T Davis but it’s similar to this blue from Sherwin Williams. If you are local to Lynchburg come in, we have samples ready for you to take home and try on your walls. The rest of the room needed to be a neutral canvas, as I knew my furniture and decor would be where I would add the pops of blue.

Southern Charm

High contrast colors and tailored furniture mixed with the traditional patterns give our home a very Southern farmhouse feel. I wanted our home office to have that southern charm feeling with a mix of both masculine and feminine details. The space needed to be comfortable, yet refined. I want guests to sit and linger without feeling it's a stuffy home office. The two small ottomans in front of the sofa are part of my very own furniture collection made in North Carolina! Scott added vertical shiplap in our original makeover. It's painted a soft putty color for a neutral canvas.

Where to buy all the things

Most all of the design elements and decor came from James T Davis Paint & Design Center and my boutique Katrina & Co. In case you didn’t know, I partnered with James T Davis in March 2020 (the week before COVID shut the world down!) to have a 4,000 square ft. home decor and specialty gift boutique located inside their Design center. It's a dream for me to help you create a home you love!

This was my favorite room to decorate for the holidays. I was able to use so many of my exclusive holiday collection pieces it made me even more sentimental about my business. My tree is Balsam Hill and I adorned it with hand painted ornaments and mercury glass balls. These gorgeous ornaments were hand painted by Little Miss Felt. The beautiful blue and white abstract art is from Blake Driskill Studios. Both artists I carry in the shop.

I used magnolia garland on the mantle and hung our handmade heirloom stockings from Katrina & Co. holiday collection. The mirror allows light to bounce off and create a brighter effect in the room during the day, while the candles give it a soft, warm glow in the evening. Speaking of glow - did you see the chandelier? ALL the heart eyes! This leather tassel chandelier was love at first light! It's so versatile in style. It could go in any home and be a showstopper.

We chose a flocked tree from King of Christmas for the first time and I absolutely LOVE IT! I recommend every home having at least one flocked tree. There is something very special about having a tree covered with snow in your home. Also, I used outdoor string lights and for a more rustic touch. It's a little messy setting up but soooo worth it. Wrapping the Presents

I knew I wanted the presents to make a bold statement. First, I searched my home for any boxes (save them..it will save your budget). I found the wood garland I purchased two years ago. The black and white buffalo check is actually Magnolia Home wallpaper from Joanna Gaines. I used it at our  Bloom Market as the table runner and photo wall.

We also had black grasscloth leftover from the study renovation. I cut it into strips and you can see it below layered with inexpensive white wrapping paper and the wood garland. Next, I grabbed rolls of paper from T.J. Maxx and Homegoods. Of course, the boxwood wreaths are a staple in my Christmas decor. If you want this look I have linked the same or similar papers below. The green Kate Spade added the perfect bold pattern I needed to complete the look. Due to the cost I only used it on small boxes that I sprinkled throughout the larger gifts, therefore, creating a visually appealing display.

Boxwood is a classic, so I knew I had to incorporate a couple of wreaths into our oversized windows. command strips, red ribbon and DONE! I always hang garland on the windows and I left the nails in from last year. It was the quickest installation ever! The garland is several years old and unavailable but I found THIS beautiful boxwood garland that will look amazing alone or paired with a wreath!

I received a lot of questions about this super cute "faux" real tree during our Jingle Holiday Market. Marrying the words, traditional and modern with farmhouse can be difficult but I am so happy with the results. I hope you agree! This black rod came from Ikea and hangs at the end of our island. I love changing the towels and plants up each season. When you think of a traditional farmhouse Christmas kitchen you probably think something yummy is baking, right?! Me too, so I raided the holiday baking aisle at Target to fill my tiered tray. I bought everything needed to bake all the sugar cookies my kids could handle! We are getting started this week! I did pour the sugar cookie mix into a tall container and found this little chalkboard in the dollar spot. However, I forgot to write about it! HAHA! Oh well, you can't win them all.

Enjoy this throwback to our french inspired farmhouse kitchen renovation. This was a long time coming, but oh so worth it! When we purchased The Morris Manor, the kitchen was one of my first priorities. 

HERE'S HOW WE DID IT.

I wanted the new design to have a cleaner feel than the original space and yet still fit in with the style of the rest of the house. Going with a French farmhouse design, we tried to keep it mostly white but used wood for the center island, countertops, and shelving to match that rustic vibe. The lighting allowed us to play off of that French country feel. but still, give it a modern look. Before, it was not so pretty.

First, the walls came down. Next, we took out all the cabinets and drywall. Under the drywall, we found this amazing tongue and groove wood beadboard. Due to a lack of insulation in the home, my husband felt it was best to tear it all out. Remember, he is the functional one! I wanted to leave it and paint it all, you guessed it - WHITE. Not long after, we made my favorite discovery - the chimney. There was so much termite damage that an entire section of flooring had to be replaced.

~ A FRESH START ~

Going with a French farmhouse design, we tried to keep it mostly white but used wood for the center island, countertops, and shelving to match that rustic vibe. The lighting allowed us to play off of that French country feel but still, give it a modern look.

Soon after, we started to see some potential once all the termite damage and rotted wood had been stripped from our soon-to-be HTGV worthy kitchen. Drywall went up and so did our attitudes! My husband & I debated on tearing down the chimney at first, but once we saw the clean slate - we just had to keep it. Original features like this are hard to come by.  So, I did what I am best at - I slapped some white paint on it!

My personal favorite part of this renovation was the Ikea haul. We ordered our cabinets, sink, and perimeter countertops from Ikea. This is how they came. What you didn't see was that we had to drive 3 hours to get them and hope all of our measurements were right!

Meet Scott! He is my cabinet installer, carpenter, chauffeur, best friend, love of my life, and my superhero. We had been married for 16 years when all of this was going down and believe it or not, this renovation brought us even closer. Let me also mention that he had a very painful herniated disk, so he did most of the base cabinet installation in a chair. Bless his heart! I love you, babe! Thanks for all you do! Just to brag on him a little more, he is a small business owner and was doing all of the farmhouse work, too. Notice in the pictures that it was getting pretty dark outside. I would say it's about 8:00 pm. We were living about 45 minutes away from work and commuting every day. We started in January and finally moved into the house in August, one week before the kids started a new school. This was our summer. No vacation, just taking it one day at a time.

Then, there are these two. Completely renovating a kitchen and taking care of two toddlers is no easy task. However, they became great helpers especially when we needed a laugh or a reminder as to why this project was so important to our family.

We enlisted the help of my cousin to help wrap up the electrical. Our other contractor never finished the job, but that's another post. It's great to have a family you can depend on! Originally, I was planning to paint the island black or navy but since the cabinets weren't wood, that would not have been a smart idea. So, white it is! I did, however, find this rustic iron pulls for the island. I wanted to contrast the chrome hardware that is on the perimeter cabinets. Ikea cabinets have some amazing organizational options. I'll share more details in another post, but needless to say - it was perfect for our family.

~ MOVE IN DAY ~

And just like that - here comes the stainless . . . and move-in day. Originally, I had wanted marble - but I didn't and I still survived. He didn't get the professional-grade fridge at first and he survived, but then we saved for over a year and he got his way haha! Stage one was complete and we were officially moved in! Our goal was to make the kitchen functional enough to live with until we were able to add more details. Over the years we have added the details we wanted, and it just keeps getting better and better. We love our french inspired farmhouse kitchen renovation!

I'm an interior designer and my husband owns a building maintenance company. Basically, we are the perfect pair...most of the time. (: He can fix just about anything and I make it look pretty yet functional...or just pretty. Ok, enough intro let's get to the tour.

This is my first year as part of the Jennifer Rizzo Holiday Housewalk and I couldn't be more thrilled. Truth be told this is the tour that sparked my interest to become a blogger. 8 years ago I remember sitting for hours and soaking up each nook and cranny of EVERY home. Weird? Probably, but a spark was lit and here I am today.

Since we live in a farmhouse I keep my style to the era of the home. However, I LOVE industrial elements, clean lines, leather, and texture. Although traditional design; Classic blue and white of southern plantations and boxwood gardens also have my heart.

Our powder bath lends itself to that southern charm. I would be lying if I didn't tell you that I occasionally sit on the floor and stare at the ceiling. For Christmas, I kept it simple by adding a cedar tree and a few baubles on a tray. It gives the bath such a cozy vibe.

I didn't want to go to Christmasy but I was thinking, "I can leave most of this up until February" kinda vibe. I am opening my own home decor shop in the spring and January is going to be CRAZY. More shop details in another post. But for real, I’M OVER THE MOON EXCITED!

Such a fun way to display goodies for a hot cocoa bar. Charcuterie board but with all the sweet fixings. My girls approve!

You see both elements in our kitchen /pantry area. Beadboard, glass cabinets, and brick backsplash play on the southern charm. But the stainless steel island and high contrast of black and white carry the modern farmhouse.

Family Room

Our family room is fairly small and open to the dining area. Keeping the decor simple was important this year. My flocked tree from King of Christmas is by far one of my favorite trees ever. Welcome to The Morris Manor farmhouse tour located in Virginia. Our circa 1919 has been lovingly restored and I'd like to show you around.

Let me preface this tour by telling you my husband (Scott) and I met here 20 years ago! That's right, his best friend grew up here and after high school, he moved away, once his parents passed the house sat empty. After a phone conversation one day about the possible selling of the home we decided to take a look at it. The moment we pulled into the driveway there was a connection. That day we made the commitment of breathing life back into these old bones.

In  January 2016 we immediately dug our heels in to begin an extensive renovation. We gutted the entire main level and I painted EVERY surface I could get my hands on ..including the upstairs hardwood floors.

Having a blog has been a dream of mine for years but it never felt like the right time. Now that we are settling into our new life it feels perfect! The official launch date of the blog was February 23rd. My hope is "To inspire you to create the home you love" no matter your circumstance or budget. Each week I will be adding more content, and DIY projects. I hope you will head over and check it out!

The room off to the right is our soon-to-be study. It's currently under construction. Our design for that room is a gentleman's cigar lounge...minus the cigars! UPDATE: See the finished room here The entry was dark and uninviting. The stairs were painted maroon and the walls were dingy and dirty. It took a new floor, new paint, new light, and a lot of elbow grease to accomplish this clean fresh look. You can see the scary before photos HERE.

I'm planning to add a few more touches and actual photos in the gold frames! 🙂 For now we are enjoying the neutral simplicity of this space.

This room used to be a full bath complete with a tub. The door was on the wall where the board and batten is now. I didn't want a full bath on the main level as we have one upstairs next to the bedrooms. I knew we could make it work, the key is to be efficient with your needs. We are a family of 5 and share 1.5 baths. It's perfect for us! We moved from a home that had three baths and it was too much upkeep!

This was used as their master bedroom.  They raised 4 boys and gave them the entire upstairs to run free... can you blame them?

We added shiplap to the fireplace and exposed as much original brick as possible. There was only a small hole for a wood stove. My husband cut as much as he could before comprising the structure of the entire fireplace. I didn't think I would like it because my heart was set on gas logs but I LOVE it! It adds so much character! There is nothing like the crackle of a real wood fire.

The skinny shiplap behind the sofa is actually painted cedar planks. It was the cedar closet for the master bedroom. Instead of having wasted space we put a french door on a sliding track and made it into our girl’s art nook. My husband made a built-in desk and the girls use it every day. I'm working on a post to reveal it soon.

We knocked down three walls to open up the entire back of the house. An open concept was very important to our family.

The harvest table came from the same friend that I bought the hutch from. Ummmm, she has impeccable taste doesn't she?! If you can't already tell blue and white is my jam!!! The chimney was discovered behind the drywall. It was a dark red and I simply whitewashed it.

I have adored white kitchens for years. I knew I wanted a wide-open space with the largest island possible! Ikea made that happen on a very tight budget! We did 100% of the kitchen ourselves.

Minus the plumbing and electrical. We spent countless hours measuring, laying out the floor plan, dreaming, and pinning! It turned out better than we could have imagined.

The top of the island is stainless steel. We put tacs around the perimeter to give it an industrial flare.

Another Ikea purchase is the rod hanging on the side of the island. It's both cute and functional if I do say so myself. 🙂 Butcher block and brick backsplash were budget friendly options. I sealed the butcher block with boat urethane and it has withstood the test of time.  Below I used a magazine rack as a produce holder. It is one of the most popular items in our home.

Non traditional storage is perfect for the kitchen. This houses my cooking oils etc... I use this almost daily. It's not only beautiful it's functional as well. Corralling your essentials next to the stove is a must.

A modern farmhouse home office like Joanna Gaines? What are the key elements? In March 2018 HGTV magazine featured our home comparing our style to Chip and Joanna, it was like a DREAM come true!! Joanna and I are definitely kindred spirits. In fact, my two daughters think we are real life friends... of course, we are! I am naturally drawn to her style and now that farmhouse is really the new classic when it comes to decorating. I wanted to show you that not everything “farmhouse” has to be white and chippy. It's clean, uncluttered, and practical. Where do you start? DEMO DAY of course!! You know the drill it gets worse before it gets better. Let me reassure you, every project has to undergo the bad and the ugly before getting to the good! If you are knee-deep in nasty right now I promise it will be over soon and it will be worth all the sweat and tears. When we moved into the farmhouse our front room quickly became a catch-ALL! In fact, this is the room where our kitchen cabinets hung out, our kids napped, and many take-out dinners were served on the floor. We even had my daughter’s preschool take a field trip here to learn about construction. One day we knew it would be the home office we had dreamed of. Not having a garage and being a {recovering perfectionist} I needed one room to store everything to ensure my entire world wasn't completely upside down. You understand, right?! Living in a home while completing a full remodel is a gut-wrenching, soul-searching, relationship testing ordeal! But I digress, I will save all the juicy details of our experience for another post.

I start all my projects with a design board. When I was designing for clients this was their favorite part. It allowed them to “see” the finished room. Some things do change from concept to completion but having direction is key to designing a successful room.

Of course any modern farmhouse design needs shiplap or wallpaper. After all, I am sharing how to create a modern farmhouse home office like Joanna Gaines! So we decided to do both. I decided to go with vertical shiplap in all black. My husband wanted it to feel like a masculine vintage study. Something that was separate from the rest of our home but didn't feel disjointed. We kept the 100-year-old wood floors; I sanded and applied polyurethane to protect them for another 100 years! The history is there and brings something extra special to this otherwise "new" space. The wallpaper is from York purchased locally from James T. Davis. They were such a pleasure to work with. I love dealing with local businesses if possible. They helped me pick out the perfect grasscloth and we love it. Full disclosure on the use of grasscloth wallpaper. It is a natural fiber so you can see the seams. I love the texture that it adds and its timeless appeal. My husband built that custom coffee table. It's perfect and he did such an amazing job. He has found a love for creating with his hands and I'm so thankful because I have a looong list of projects I want to build.

We continued the wallpaper behind the built-ins to add texture and keep the eye flowing around the room. I love our cork globe, you simply pin the places you go! Isn't this sign the truth? My friend Susie at Curtis Creation gifted it to me and it keeps me going on the hard days! A modern farmhouse home office like Joanna Gaines definitely needs a metal inspirational sign!
